Whether you are selling your own home or an investment property, it is important to sell it fast. The traditional way of selling houses does not always work or may not even be possible in the first place. Here are a few scenarios where selling your house through a real estate investor may be the best option. Traditionally when someone wanted to sell the house, they would use a real estate agent to list the house in the MLS. The internet has opened up the real estate world so that more and more people cal sell their houses on their own. Real estate investors buy and sell lots of properties on the market. Selling your house to a real estate investor may be different from selling to a regular home buyer. So when would a real estate investor be the best buyer for your property?1) Cannot sell normally Most people list their houses with a real estate agent. With a stagnant market with few buyers and too many houses, you may not find a buyer.
But you still need a buyer for your house.
The next choice is to sell to real estate investors who may be looking for bargain properties. Flexibility is necessary because the real estate investor must make some money from your house.
2) No equity To list and sell your house through a real estate agent you must have at least 6% equity. But sometimes this is not possible.
A real estate investor can still buy your house even with little or no equity. Most investors can use creative ways to buy houses like these. Again, you need to be flexible to sell it.
3) SpeedSometimes you must sell your house fast. Listing a house and getting it in the MLS alone can sometimes take as long as 2 weeks. Most real estate investors can close real estate transaction is 7 to 14 days.
4) Repairs You may need to fix up your house first before you can sell it. If you do not have the money to do repairs, you cannot sell the house.
Real estate investors will buy your house even if it needs repairs.
5) Legal trouble Trouble can just find you: divorce, unpaid taxes, etc. Maybe you get behind on your mortgage payments, and you must sell fast to avoid foreclosure. Maybe you inherited a property with mortgage payments.
If you get a new job and move to a new city you may find yourself making two mortgage payments so you must sell your old house fast.
You may be a landlord burned by bad tenants. The list goes on and on.
Whatever the reason for wanting to sell, your best bet may be with real estate investors in your area.
